Permits in Markham, Ontario
Quick Permit Notes
The City of Markham's accessory building rules align with the Ontario Building Code framework, with some city-specific details.
When a permit is required in Markham:
- Accessory structures larger than 15 m² (160 sq ft)
- Any structure that contains plumbing
- Any structure attached to another building
- Structural alterations or projects that change the use of a property
When a permit is typically NOT required:
- Single-storey detached accessory buildings under 15 m² (160 sq ft) with no plumbing
- Decks less than 600 mm (24 inches) above grade
- Replacement of existing structures of the same footprint
Important to confirm with the City: setback requirements, height restrictions, and lot coverage limits vary by zoning district. Most Markham residential zones require minimum setbacks of 0.6 to 1.2 metres (2 to 4 feet) from side and rear lot lines, with a maximum height around 4 to 4.6 metres.
We design most of our standard sheds at or below 160 sq ft (a 16 by 10 footprint maximizes the permit-free threshold). For larger builds or projects with plumbing or attached construction, we handle the permit process including engineered drawings and the site plan.
