Lots in areas like Willowdale and Bayview Village tend to be generous in depth, which gives us good room to work with. In older pockets like Don Mills, we regularly navigate mature tree canopies and established gardens, and we plan our delivery and install routes accordingly.
Because our shop is based in southwestern Ontario with regular GTA project runs, we are able to schedule North York installs efficiently without that affecting your timeline or price. We do not charge travel fees for North York and we are familiar with the site conditions that come up most often here, including tight side yard access in the postwar bungalow streets and concrete or interlock backyards that require pad adjustments.
We handle permit paperwork if your build requires it, and we can advise you upfront on whether your chosen size and placement will trigger a permit with the City of Toronto.

Permits in North York, Ontario
Quick Permit Notes
North York falls under City of Toronto zoning, which has some of the more detailed accessory structure rules in Ontario. Here is what to know before you build:
- Accessory structures under 10 m2 (roughly 108 sq ft) typically do not require a building permit in Toronto, though zoning rules still apply
- The more commonly referenced threshold for sheds is under 15 m2 (160 sq ft) with a height under 3 metres, which in most Toronto residential zones does not require a permit
- Minimum setback is typically 0.3 metres (about 1 foot) from rear and side lot lines for smaller structures, though this varies by zoning classification
- Maximum height is generally 3 metres for permit-exempt structures
- Lot coverage rules apply across all accessory structures combined, typically capped at a percentage of your rear yard area depending on your zone
- Structures cannot be placed in the front yard
Toronto's zoning bylaw is detailed and varies by ward and lot type. Always confirm current rules directly with the City of Toronto Building Division before proceeding. Rules change and your specific lot may have additional restrictions.
