Permits in Stratford, Ontario

Under the City's accessory structure guidance, a shed does not typically require a building permit if it's under 15 m² (161 sq ft), is single storey, isn't attached to another structure, and doesn't include plumbing. However, other detached accessory structures, like garages, use a lower 10 m² (108 sq ft) threshold before a permit is triggered.
Regardless of size, all structures still need to meet zoning setback, height, and lot coverage rules under Zoning By-law 10-2022, which vary by property and zone. Properties near the Avon River or Lake Victoria may also fall under Upper Thames River Conservation Authority (UTRCA) regulations, which can affect what's allowed near the watercourse.
We recommend confirming your specific lot's zoning and any conservation authority overlay with the City of Stratford's Building and Planning Services Department before finalizing plans.
