Windsor's mix of established and newer neighbourhoods means we design for very different lots. In older areas like Walkerville, Old Riverside, and Sandwich Towne, narrow lot access and mature trees shape where a shed or studio can go. In newer subdivisions like South Windsor and Forest Glade, larger backyards give homeowners more flexibility on size and placement. Properties closer to the Detroit River and Lake St. Clair in Riverside and East Riverside sometimes fall within Essex Region Conservation Authority (ERCA) regulated areas, which we factor into planning early. Because our build process starts with client-provided photos rather than an in-person visit, we're able to quote and design efficiently no matter where in Windsor or Essex County the project is located. We recommend booking Windsor installs a little ahead of peak season, since projects here are scheduled as part of our broader southwestern Ontario route.

Permits in Windsor, Ontario

In Windsor, accessory structures generally trigger a building permit above 10 m² (108 sq ft), but sheds have a specific exemption up to 15 m² (161 sq ft) as long as they're single storey, detached, used only for storage, and have no plumbing. Setback requirements typically run 0.6 m (2 ft) from rear and side lot lines for structures under 15 m², increasing to 1.2 m (4 ft) at or above that size, with a minimum 1.2 m separation from the house itself. Height is generally capped at 3.0 m for low-slope roofs or 5.5 m for other roof styles, and lot coverage from all accessory structures is typically limited to 10% of the lot. Properties near the Detroit River, Lake St. Clair, or other regulated waterways may also fall under Essex Region Conservation Authority (ERCA) review. As always, homeowners should confirm current requirements with the City of Windsor before starting a project.
