Permits in Ottawa, Ontario
Quick Permit Notes
Ottawa has a specific permit threshold worth knowing. The City of Ottawa requires a building permit for accessory structures larger than 10 square metres (108 sq ft). However, a one-storey detached storage shed of 15 square metres (161 sq ft) or less, with no plumbing and not attached to any other building, is typically exempt. This means some BES models fall into a grey zone depending on how Ottawa interprets the structure's use, so it is always worth confirming with the city before you build.
Zoning rules that apply regardless of permit status:
- Minimum 0.6 metres (2 feet) from side and rear lot lines
- Structures must be located in the rear yard, not the front yard
- Maximum height of 4.5 metres for accessory buildings
- Structures cannot cover more than 50% of the rear yard area
Neighbourhoods with heritage overlays, such as parts of the Glebe, Rockcliffe Park, and Centretown, may have additional restrictions. Always confirm your specific zoning with the City of Ottawa's Development Information Office before finalizing your plans.
