Permits in Vaughan, Ontario
Quick Permit Notes
Vaughan has a tighter permit threshold than much of the rest of Ontario. In most municipalities, accessory structures under 15 sq m (about 160 sq ft) do not require a building permit. In Vaughan, that threshold is lower: structures under 10 sq m (about 108 sq ft) are typically exempt from a building permit, provided there is no plumbing, the structure is detached, and all zoning rules are met.
Key zoning rules to be aware of in Vaughan:
- Setback: sheds must be located in the rear yard, set back at least 0.6 m (about 2 feet) from the property line
- Height: maximum 2.5 m (about 8 feet), measured from grade including any pad or platform
- Location: rear yard only in most residential zones
- Grading permit: required for any structure over 10 sq m, in addition to the building permit
