Permits in Kitchener-Waterloo
Quick Permit Notes
Kitchener and Waterloo apply a stricter permit threshold than most Ontario municipalities. Both cities require a building permit for sheds over 108 sq ft (10 m²), which is lower than the 160 sq ft threshold used elsewhere across the province.
When a permit is required in Kitchener-Waterloo:
- Sheds 108 sq ft (10 m²) or larger
- Sheds attached to another structure
- Sheds containing plumbing
- Sheds with more than one storey
- Sheds used for purposes other than storage
When a permit is typically NOT required:
- Single-storey detached sheds under 108 sq ft (10 m²)
- Sheds in the rear or interior side yard meeting setback rules
Standard setback rules in both cities typically require 0.6 m (about 2 feet) from side and rear lot lines, with most zoning districts restricting accessory structures to rear yards. Height limits vary by zoning district. Always confirm with City of Kitchener (519-741-2312) or City of Waterloo Building Standards (519-747-8785) before starting.
We handle the permit process for builds over 108 sq ft, including engineered drawings and the site plan. For storage-only needs, we can also design within the 108 sq ft permit-free zone if you prefer to avoid the permit process altogether.
