Sarnia is roughly an hour west of our shop down the 402, so we know the city, the lake-effect weather, and the lot conditions our crews will be working with. A few things that come up often on Sarnia builds:
- Bright's Grove and the North Sarnia Lakeshore properties often have sandy or wind-exposed sites along Lake Huron, which influences how we anchor and orient a structure.
- Mitton Village and the older South Sarnia streets tend to have narrow lot access, mature trees, and detached garages already on the lot, so site planning matters.
- Blackwell, Camlachie, and the rural-edge properties give us room for larger studios and cabanas on bigger lots.
- Point Edward, Corunna, and the St. Clair River-adjacent properties may sit within St. Clair Region Conservation Authority regulated areas, which can affect siting near the shoreline or in floodplain zones.

Permits in Sarnia, Ontario
Quick Permit Notes
Sarnia follows the Ontario Building Code baseline, with one important wrinkle worth understanding before you start planning:
- A storage shed up to 15 m² (161 sq ft) typically does not require a building permit, provided it is single storey, detached, used only for storage ancillary to the home, and has no plumbing.
- Any other accessory building (gazebo, studio, sun shelter, garage, cabana) over 10 m² (roughly 108 sq ft) typically does require a building permit in Sarnia. This is a stricter trigger than the provincial shed exemption, so a backyard studio or cabana is more likely to need a permit than a simple storage shed of the same size.
- Setbacks: typically minimum 0.6 m from rear and side property lines in most residential zones, with eaves needing at least 0.3 m clearance.
- Separation: minimum 1 m eave-to-eave from the principal dwelling on the same lot.
- Height: one storey, maximum 5 m for peaked roofs or 3.5 m for flat roofs, measured from average grade.
- Lot coverage: in residential zones, the combined coverage of all accessory buildings is typically capped at 10% of the lot.
