Permits in Etobicoke, Ontario

Etobicoke falls under the City of Toronto's zoning and building permit framework (Toronto Zoning By-law 569-2013). Here is what homeowners typically need to know:

Accessory structures under 10 m² (roughly 108 sq ft) generally do not require a building permit. Toronto's threshold is lower than the provincial 15 m² (160 sq ft) standard that applies in many other Ontario municipalities.
Structures typically must be set back a minimum of 0.3 m from the rear lot line and 0.6 m from side lot lines.
Maximum height is generally 4 m, though structures within 1.8 m of the main house are typically capped at 2.5 m.
Total lot coverage from all accessory structures is generally capped at 10% of the lot area.
Properties near the Humber River, Mimico Creek, Etobicoke Creek, or the Lake Ontario shoreline may fall under Toronto and Region Conservation Authority (TRCA) jurisdiction, which can add review requirements regardless of structure size.
