Permits in London

Quick Permit Notes

In London, accessory structures under 15 m² (approximately 160 sq ft) typically do not require a building permit. For structures above that threshold, London requires a permit and the following rules generally apply:

• Minimum setback: 2 feet from side and rear lot lines

• Maximum height: 4 metres(approximately 13 feet)

• Maximum lot coverage: 10% of the lot area by all accessory structures combined

• Structures must be located in the rear yard inmost residential zones

One London-specific rule to be aware of: the city's zoning bylaw restricts home-based businesses from using accessory structures for client-facing work.If you plan to use your shed or studio for a business purpose, we recommend confirming the permitted uses with the City of London's Planning and Development department before you order. As always, bylaws can change. We provide general guidance and will flag permit requirements during your consult, but we recommend verifying current rules directly with the City of London.
