Toronto homeowners deal with some of the most varied lot conditions in Ontario. Older inner-city neighbourhoods like Leslieville, the Beach, Roncesvalles, and Davenport tend to have narrow lots with mature trees, shared fences close to property lines, and limited laneway access. In these areas we work carefully with setback requirements and often recommend our more compact models. Newer subdivisions in Scarborough, North York, and Etobicoke typically offer larger rear yards and easier access for delivery, which opens up more product options including our larger studio and cabana builds.
Because Toronto is a significant drive from our shop in LaSalle, we plan Toronto installs on dedicated trip days and coordinate timing with homeowners in advance. Site visits in Toronto may include a travel fee. We are happy to work from photos and measurements for initial quotes, which most GTA customers find works well.

Permits in Toronto, Ontario
Quick Permit Notes
In Toronto, accessory structures under 15 m² (161 sq ft) typically do not require a building permit, provided the structure is single-storey, has no plumbing, and is not attached to any other building. Key rules to know:
- Rear setback: minimum 0.3 m (about 1 ft) from the rear lot line
- Side setback: minimum 0.6 m (about 2 ft) from side lot lines
- Maximum height: 3.5 m (11.5 ft) in most cases; reduced to 2.5 m if the structure is within 1.8 m of the main house
- Lot coverage: all accessory structures combined may not exceed 10% of total lot area
- Structures with electrical connections require a separate electrical permit regardless of size
One Toronto-specific note: heritage-designated properties and properties under site plan control may require additional approvals beyond a standard building permit. If your property has any heritage designation, confirm requirements with Toronto Building before starting.
Even when no building permit is required, zoning compliance is still mandatory. Always confirm current rules with Toronto Building at 416-397-5330 before starting, as bylaws can change.
